James Fleetwood has been a member of the Master Builders Association for 12 years. He has been in the building industry for over 25 years and has run his own business for over 14 years.
A prospective client would have an initial meeting with me and we would discuss what the client was hoping to achieve with the proposed building construction works - at no cost to the client.
It is then discussed with the client if they would like to proceed with a measure up of the existing conditions which is usually a fixed price. A letter of engagement would be signed at this stage between the owner and myself outlining the cost of the measure up of existing conditions and also the hourly rates of consultants (if required).
Once the existing conditions are measured a quote/budget estimate for drafting services will be given and it will include:
- Conceptual drafting - i.e. Proposed floor plans and elevations
- Town planning drawings (if required) and associated costs
- Engineering drawings and computations
- Soil report (if required)
- Site boundary survey (if required)
- Construction Drawings
- Building permit
- Construction model of the completed works (additional charge)
When the costings above have been accepted, a couple of proposed floor plans and elevations would be done and then a meeting between the client, the architectural draftsperson and myself would scheduled to discuss proposed plans and owners requirements and or changes.
After the final alterations have been done to the conceptual drawings, the plans will be prepared for Town Planning (if required). Once the plans have been stamped and approved by Town Planning, they will be then prepared for Construction Drawings. It will be necessary at this stage to obtain a Soil report (if required), the Site Survey (if required) and Engineering drawings and computations. A budget estimate can also be done for the proposed works however these costings will be subject to approved construction drawings.
When all drawings have been done, building permits obtained and the formal quote accepted, the contracts would be signed between the owner/s of the building and myself and a start and finish date nominated and then the fun begins!
